COLM has managed our rental home in NE Bend for over two years and we have nothing but praise for their work. Lori Browning is outstanding! She is thorough in vetting potential tenants, diligent with periodic inspections and highly responsive to any questions or concerns. If you want her to manage your property, however, be aware that Lori has high standards – if you are willing to make the investment to get your property in “pristine” condition, she’ll make sure she finds the right tenants to maximize your rental income. If you’re not inclined to spend a little extra to get the best, then COLM may not be for you. We followed all of Lori’s recommendations regarding repairs, etc. before we put the house up for rent the first time and it was well worth the investment. Because we do not live in the state, it has been especially important to us to know that we have a good property manager and Lori/COLM have surpassed our expectations.

While I will agree that they probably do well by their owners and were fine during our tenancy, move out was atrocious. The undisclosed costs (they changed their policies during our tenancy) and losing more than 1/2 our deposit after paying a reputable company $300 to come through and thoroughly clean the home 5 months prior to our move (this included pulling windows off the tracks and cleaning those) was unacceptable. Then again the week we moved having it professionally cleaned….the charges by COLM were not justifiable. The owners had commented on several walk thrus how impressed they were with the way the inside had been kept. Not to mention we left owner approved upgrades behind. I disagree that many would want to stay with COLM upon move out. I have read several comments similar to mine on other threads. While there are certainly worse management companies out there, I caution you not to be too attached to your deposit.

My husband and I have rented from COLM for about a year and a half now, and I feel like with rental companies it can be hit and miss… for the record COLM is AMAZING, they only do what they need to do and it seems they have the schedule down as far as when its time to service parts of our house, check on ins coverage etc… I would say one thing I wish was different- is now my husband and I are wanting something bigger but COLM doesnt have many listings- must all be rented 🙂 We will bide our time because we want to stay with COLM everyone is just so friendly and recognize that renter/rental comp are equally important
